Tritec Unveils West Main Street Development Plan
The long time abandoned former Swezey's
Department Store at the corner of West Main Street and North Ocean Avenue, and
most of the rest of the West Main Street block, from North Ocean to Havens Ave.
and north to Lake Street would be replaced by a 100 room hotel (Tritec says it
has a "handshake deal" for a Hilton Garden Inn), 32,000 square
feet of retail space, 32,000 square feet of office space and 250 residential
units under an ambitious plan unveiled by Tritec Development Group.
The view at left is from South Ocean Ave. The
102 foot tower on the right is at the corner of West Main and North Ocean. The
site would also include a five level, 605 car parking garage plus 20 ground
parking spaces. The conceptual
site plan is shown below. The pink and yellow at the left and top denote four
story residential buildings. The salmon color denotes retail ground floor,
office second and hotel and apartments above. Of the buildings now on the site, only BrickHouse
Brewery and the Bank of America would remain. Plans call for moving the old library building on Lake
Street to another location, possibly between the BrickHouse and the bank. The affected properties have
either been purchased by Tritec or are in negotiation.
The project cost is put by Tritec at $145 million. Plans call for demolition of the former Swezey's building by the end of the year.
