TRITEC Update
In a presentation Sept. 30 to Patchogue Village officials,
TRITEC has outlined several revisions to its West Main Street
redevelopment plans. The Village Board of Trustees will make the final decision
on all Village permitting and things could change again, but this is how things
stand now.
The footprint for the project has expanded, while the
height has been reduced. A multi-story parking garage is gone
and the Wedgwood building will be renovated with some façade changes instead of
demolished. Instead of 32,000 square feet of office space, there will be no
additions to the existing 12,000 square feet in the Wedgwood building. Retail
space has also been reduced from 32,000 square feet to 28,000. The original plan
for 250 residential units, 60% workforce, has been reduced to 240 units, 30%
workforce.
The proposed Hilton Garden Inn on the
Four Corners, which has been firmed up with a hotel development company
contract, will rise to a maximum of six stories—5 story hotel above 1 story
retail—but the room count has been increased from 100 to 111. The parking, all
single story, now totals 425 spaces. The four story residential units will be
built atop one story parking garages and an additional 69 spaces will be built
on the lot at the southeast corner of Jennings and Lake Street, for which TRITEC
is now in contract.
Residential and retail development also
now extends to the west side of Havens Ave. An approximately 5000 square foot
"Town Square" is to be constructed on the north end of Havens Ave. with traffic
on the east side of the square to align with Jennings Ave.
Renovation of the Wedgwood Building is
to begin as soon as village permitting is completed, planned completion next
spring, with the rest of the development (including demolition of the old
Swezey's building), a two year project, beginning next spring. The total project
cost is now put at $134 million.
Update: In another public presentation, Dec. 8, the total project cost was put
at $130 mil. Other project details remain the same.
